Centina repurposed an existing film studio warehouse in Kent Town into two offices and two retail/hospitality tenancies, including a wine bar and homewares store.
We maximised the building’s potential by introducing a mezzanine level for offices and breakout spaces, while retaining ground floor retail.
Key challenges, including mezzanine head clearance, were solved through innovative structural solutions using ultrafloor beams and a bondek suspended slab. The project also delivered end-of-trip facilities and 20 enclosed car parks, while preserving original features like Oregon trusses.
Architecturally, the design features a contemporary industrial/art deco aesthetic and high-end finishes, with the project winning an HIA People’s Choice Award.
