Third Avenue

Third Avenue is an award-winning urban infill development comprising 27 architecturally designed two and three-storey townhouses delivered by Centina under a D&C contract for Arcadian Properties.

Designed by Studio Nine Architects, the project transformed a key catalyst site into a vibrant residential community, setting a benchmark for medium-density housing through thoughtful masterplanning, quality built form outcomes and a strong focus on community.

Working collaboratively with the developer and architect from the outset, Centina helped balance architectural intent with buildability, cost certainty and programme outcomes.

The development was designed around a significant mature gum tree, with pocket parks, landscaped communal spaces and pedestrian connections creating an inclusive and connected neighbourhood. The project also contributed to the undergrounding of Brownhill Creek, improving connectivity and delivering a landscaped community corridor for residents and the wider community.

Four distinct housing typologies were delivered, attracting a diverse mix of residents including first-home buyers, downsizers and families.

Recognised by the industry for its innovation and design excellence, the project received the UDIA SA Best Medium Density Development Award and a Commendation in Residential Architecture at the SA Architecture Awards.

Third Avenue demonstrates that well-planned, well-built communities continue to stand the test of time.
