Centina was engaged to deliver a new 770 m² childcare facility through a competitive fixed-lump-sum tender. The initial tender exceeded the client’s budget, so the team worked through several rounds of collaborative value management to achieve an agreed final cost that met the client’s needs.
The centre incorporates multiple activity rooms, a commercial kitchen, wet areas, preparation rooms, reception and breakout spaces, with internal highlights such as bespoke wall murals, durable marmoleum flooring and a fully equipped commercial kitchen. Externally, the building showcases canopies and feature entry fins, face brickwork, lightweight cladding, and commercial-grade windows and doors. Surrounding works included the design and construction of three custom nature play spaces, feature fencing, shade structures and a new carpark.
Through this rigorous value-for-money process, Centina delivered a 25 percent cost reduction while maintaining design intent and operational requirements, introduced fit-for-purpose systems tailored to the centre’s daily operations, and achieved a significant reduction in the site’s electrical maximum demand to lower long-term running costs. To keep the existing centre operational throughout the build, construction was carefully staged, incorporating the new childcare facility, outdoor playscapes, carpark and an indoor pool, all completed in a live environment with minimal disruption to staff, children and families.
